An idea I keep coming back to.
One idea I keep coming back to in this market is the 85% perfect home.
Not perfect.
Not flawless.
Not the house where every detail, every system, every finish, every location factor, and every future plan lines up exactly the way someone imagined.
Just 85% right.
That may sound like settling, but I do not think it is. Most real estate decisions are not about finding something with no tradeoffs. They are about understanding the tradeoffs clearly enough to make a calm decision. With monthly payments still feeling heavy for a lot of people, buyers are not walking through homes casually. They are weighing the house, the payment, the condition, the future work, and the alternatives all at the same time. That can make the market feel more cautious than it really is, but caution is not always the same thing as fear. Most of the time, we are just trying to understand what we are being asked to take on.
