Privacy Policy

The Granger Report is a Denver Metro real estate publication written by Jackson Granger, Licensed Broker Associate & REALTOR® with Coldwell Banker Global Luxury. This policy explains what is collected when you read, subscribe, or ask to be contacted, and what is never done with it.

What is collected

Information you give us. Your email address if you subscribe to the weekly report. Your mobile number if you separately opt in to text alerts. Optionally a first name, and the buyer or seller interest you select. If you book a conversation, the details you type into that form.
How you found a page. The page you submitted a form from, the referring site, and any campaign tags in the link you followed. This is used to understand which reports are useful, not to build a profile of you.
Aggregate reading data. Page view counts through a privacy-focused analytics tool that does not set advertising cookies and does not follow you across other websites.
A one-way fingerprint of your network address. Your IP address is converted to an irreversible hash and the original is discarded. The hash exists only to stop automated form abuse and to record that a consent submission was genuine.

Your mobile information is not sold or shared

Your mobile information will not be sold or shared with third parties for promotional or marketing purposes. Mobile numbers and text messaging consent are handled separately from every other list.

Operational service providers may process your mobile number strictly to deliver the program you asked for. That means the messaging platform and the telecommunications carriers that transmit the message, acting on our instructions and for no other purpose. They are not permitted to use your number for their own marketing, and no advertiser, data broker, or affiliate receives it.

Text alerts

Text alerts are optional and separate. You are never signed up for texts by subscribing to the email report, and consent to receive texts is not a condition of any purchase or service. When you opt in, we record the number, the exact wording you agreed to, the date, and the page you agreed on, so that consent can be verified later.

Message frequency varies, up to one message per week. Message and data rates may apply. Reply STOP at any time to opt out, or HELP for assistance. If you opt out, we keep a record that consent was given and then withdrawn, because that history is what proves the opt-out was honored. See the Terms for the full program description.

How information is used

To send the report you asked for, to answer you when you write in, and to understand which topics are worth covering next. Email is used for the weekly report and for the confirmation and account messages that go with it. Nothing is used for automated decision making, and nothing is sold.

Your choices

Every email carries a one-click unsubscribe link, and the preference page lets you change topics rather than leave entirely.
Reply STOP to any text message to end text alerts.
Write to jackson@thegrangerreport.com to ask what is held about you, to correct it, or to have it deleted.

Retention and security

Contact details are kept while you are subscribed and for as long afterwards as is needed to prove that your consent and any withdrawal of it were handled correctly. Consent records are stored in an append-only log that cannot be quietly edited. Access is limited to the publication's own systems and is not reachable from the public website.

Children

This publication is written for adults considering a real estate decision. It is not directed to children under 13, and we do not knowingly collect their information.

Changes and contact
