    Compare a rate buy-down to a price reduction.

    Run both over your expected hold period. A buy-down can outperform a price cut for short holds and underperform for long ones.

    Standard vs. design-center, in writing.

    Ask for a clear breakdown of what's included at base price versus what's selected at the design center. Surprises live in that gap.

    Independent inspection, twice.
