Who publishes The Granger Report, where the numbers come from, how mistakes are handled, and what the commercial relationship is. Stated plainly, in one place.
What this publication covers
The Granger Report is a weekly briefing on residential real estate in Denver Metro and along Colorado's Front Range. It exists to help buyers, sellers, and homeowners read their own neighborhood accurately: what is selling, what is sitting, what pricing is doing, and what that means for a decision someone is actually about to make.
The scope is deliberately local. National headlines rarely describe a specific Denver block or price band, so reports anchor to neighborhoods and product types before any city-level claim is made.
Who writes and publishes it
The Granger Report is written, edited, and published by Jackson Granger. Every report carries his byline. Jackson is a licensed Colorado real estate broker, license FA.100105702, affiliated with Coldwell Banker Realty.
Coldwell Banker Realty is the brokerage of record for Jackson's real estate practice. Coldwell Banker Global Luxury is a specialty marketing program within that brokerage, not a separate firm.
Author accountability and contact
Every report carries Jackson's name, and questions about any figure go directly to him at jackson@thegrangerreport.com. Readers who want to talk through their own situation can book a conversation.
Sourcing and verification
Primary sources come first: REcolorado MLS for listing and sales activity, RPR for parcel-level history and comparables, and county assessor and recorder records for ownership, prior sales, and metro district detail. Builder and developer materials are read alongside resale comparables, never on their own.
Each figure is labeled with its source and the period it covers. If a number cannot be traced to a source, it is not published. Full detail on the data process lives on the methodology page.
Fact, analysis, opinion, and field observation
Reported facts are sourced figures and verifiable events, and they are attributed where they appear. Analysis is the interpretation of those figures, and it is written so a reader can disagree with the reasoning and still use the underlying data.
Opinion is stated as opinion. Field observation is what Jackson personally sees on tours, at open houses, and in negotiations, and it is presented as one broker's direct experience rather than as measured data.
Corrections and material updates
If a published figure or claim turns out to be wrong, the report is corrected rather than quietly removed. A correction notice appears on the affected report describing what changed and when. A substantive update that changes the meaning of a report is labeled the same way.
Routine copy edits, formatting, and code changes are not presented as updates, and publication dates are never refreshed to make older work look new. To report an error, email jackson@thegrangerreport.com with the report title and the figure in question.
Licensing, affiliation, and commercial disclosure
Jackson Granger holds Colorado real estate broker license FA.100105702 and is affiliated with Coldwell Banker Realty, where he works within the Coldwell Banker Global Luxury program, a specialty marketing program within that brokerage.
That affiliation can create a commercial conflict, because some readers of this publication may become clients of that practice. The relationship is disclosed here so readers can weigh it for themselves.
