What the numbers mean
The regional inventory count is a starting point. After your budget, location and must-haves, how many credible alternatives remain?
Compare your home with the alternatives a buyer would seriously consider. Recent agreements, condition, layout and verified terms help make that comparison useful.
These are interpretations of the broader market. They do not establish an individual home's value or predict its outcome.
Observed: The Metro median closed price was $595,000, compared with $592,000 in August 2025.
Observed: Closings fell from 3,602 to 3,118 (-13.4% year over year).
Interpretation: The broad price statistic held near its year-earlier level while fewer transactions closed.
What tempers that view: The report prices are rounded to $1,000. Different homes sold in each period. A stable regional median does not establish stable individual values.
A useful question: Are the recent closed homes similar in condition, layout, location and terms to the home you own or want?

Observed: Month-end active listings were 13,211, versus 13,452 a year earlier (-1.8%).
Observed: The same-month count two years earlier was 10,497; current inventory is +25.9% above that level.
Interpretation: A small annual decline can coexist with a larger set of alternatives than in an earlier cycle.
What tempers that view: These are all report residential listings. Many will not fit a household’s budget, location or property requirements. Inventory alone says little about competition for a particular home.
A useful question: After applying your actual requirements, how many credible alternatives remain?

Observed: New listings rose from 4,685 to 4,892 (+4.4%), while pending activity fell from 3,602 to 3,341 (-7.2%).
Observed: New listings exceeded pending events by 1,551 this month, versus 1,083 in the matching prior-year month.
Interpretation: The two flows warrant a closer look at the alternatives entering a buyer’s search and the homes reaching agreement.
What tempers that view: These are different listing cohorts. New minus pending does not reconcile inventory because closings, returns, withdrawals and other statuses also matter.
A useful question: Which newly listed alternatives are attracting agreements, and what distinguishes them?

Observed: Detached homes recorded 24 median days in MLS versus 46 for attached homes. A year earlier the figures were 28 and 44 days.
Observed: Detached median closed price was $650,000 versus $650,000 a year earlier; attached was $389,000 versus $400,000. The current groups had 2,356 and 762 closings, respectively.
Interpretation: The attached group had a longer measured timeline and a lower median price than the detached group. Their year-over-year paths also differed.
What tempers that view: These report classifications are not mapped to InfoSparks subtype labels. Closing counts supply context, not proven eligible counts for prices or days. Differences in location, condition, size and mix remain.
A useful question: Would an attached home fit your needs once HOA dues, rules, financing and maintenance responsibilities are considered?

The official Metro report covers Adams, Arapahoe, Boulder, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson, Park. “All report residential,” detached, and attached follow Market Watch classifications.
January through August 2026 report covers use the same 11 counties. Earlier historical coverage stability has not been established.
InfoSparks CITY selections are separate source populations. They are not substituted for the official Metro, aggregated into it, or assumed to match county boundaries. “Entire MLS” is not used as a Denver Metro proxy.
Closed price is the median among eligible closed listings, not a home-value index. Active inventory is a month-end snapshot and is never summed across months. Pending listings count accepted-contract events in the month.
InfoSparks defines Days in MLS from listing to accepted offer. Export cohort eligibility, relisting treatment, and equivalence with report cohorts are not fully established, so the original “Days in MLS” label is retained.
InfoSparks closed / final ask is the median closed-price-to-final-list-price ratio before concessions. The stored fraction is displayed as a percentage; differences are percentage points.
Monthly and rolling 3-, 6-, and 12-month observations are the native exported calculations ending in the selected month. A pooled median cannot be reconstructed by averaging monthly medians. Count context is not the exact eligible denominator for every statistic.
“Missing” means the export did not establish a numeric value. “Not collected” means this release has no observation for the selection. Zero is retained only when the source reported zero. Missing prices are not $0, and percentage changes from a zero prior value are undefined.
No history is interpolated. Inventory bars show only the stated August snapshots. The report's price rounding limits precision in percentage changes. Small local samples, changing sales mix, unknown custom-area vertices, and uncertain cohort details limit broader conclusions. No blanket provisional or suppression status is inferred.
The existing publication archive remains available below. Each month keeps its own source and historical coverage; it is not relabeled as the current release.
The full run of REcolorado months currently on file, November 2024 through August 2026. Filter to one month to compare the same month across years, which is the only comparison that holds seasonality still.
