The five prep items that consistently improve early activity.
Most listings win or lose in the first ten days. The work that pays back, almost without exception, is work that helps the home photograph well and inspect cleanly. Everything else is optional.
- Paint. Neutral, fresh, and consistent across rooms. The single highest-ROI dollar in most Denver Metro listings under $1.5M.
- Light. Replace dim or mismatched bulbs with warm 2700K LEDs. Open every blind for showings and photography. Cheap, transformative.
- Decluttering and depersonalizing. Remove roughly a third of what is on every surface. Buyers need room to project themselves into the space.
- Landscaping at the curb. Mulch, edged beds, a clean front walk, and a freshly painted front door. The first photo and the first impression are the same.
- Pre-listing inspection. $400–$600 to surface what the buyer's inspector will find. Lets you fix or disclose on your terms, not under a deadline.
